Selling Land with Planning Permission

Selling Land With Planning Permission

Mac & Burg is actively looking to purchase land and property with development potential across Hertfordshire, Bedfordshire and Buckinghamshire, including sites with existing planning permission.

Mac & Burg — Regional Developers, est. 2014

If you have already secured planning consent, selling to an experienced property developer can provide a direct route to realising the value of the site. Understanding what has been approved and what will be required to build the development is an important part of assessing the opportunity.

As both a property developer and construction company, Mac & Burg looks at potential sites from a practical development perspective. We understand the relationship between the land, planning position and construction required to turn an approved scheme into completed properties.

We are interested in opportunities of different sizes and will also consider sites without planning permission where there is clear development potential.

Who We Work With

Land and development opportunities can come from many different sources. We welcome conversations with private owners and property professionals who have sites they believe may be suitable for development.

Private Landowners

If you own land with planning permission and are considering a sale, Mac & Burg can review the opportunity and discuss whether it may be suitable for acquisition.

This could include an individual building plot, land adjoining an existing property or a larger site with consent for multiple homes.

Property and Landowners

Development opportunities can also arise from existing property and underused land.

If you own a property or site that has planning consent for redevelopment, we can discuss the approved scheme and the potential for Mac & Burg to acquire and develop it.

We are also interested in hearing about sites without planning permission where there may be development potential.

Land Agents and Property Professionals

We welcome introductions from land agents, surveyors and other property professionals representing owners of potential development sites.

Our combination of property development and construction experience allows us to review opportunities with an understanding of both the proposed scheme and the practical requirements involved in building it.

The Land We Are Looking For

Mac & Burg is actively looking for sites with development potential, with or without planning consent. Opportunities we are interested in can include:

- Land with full planning permission
- Land with outline planning permission
- Individual building plots
- Sites suitable for multiple homes
- Infill development opportunities
- Land adjoining existing properties
- Property with redevelopment potential
- Sites without consent that may have development potential

Every site is different, so an initial conversation is often the simplest way to establish whether an opportunity could be suitable.

A Practical Approach to Land Acquisition

Our background in both construction and property development influences how we assess potential sites.

Planning permission is an important part of a site's value, but it is not the only factor involved in determining whether a development is viable. The approved scheme also has to work as a physical construction project.

Our hands-on building experience gives us an understanding of the practical considerations involved in taking land from planning through to completed properties. This allows us to look at an opportunity with the eventual development in mind.

We value honesty and integrity in the way we work with landowners and property partners. Initial conversations give both sides an opportunity to understand the site and establish whether there is a basis for moving forward.

Where confidentiality is important, discussions about potential development opportunities can be handled discreetly.

Our Land Acquisition Process

The exact process will depend on the site and its planning position, but our initial approach is straightforward.

01.
Initial Conversation
Tell us about the land or property, its location and its current planning position. Where available, information about the approved or proposed development can help us understand the opportunity.
02.
Site Review
We review the available information and, where appropriate, visit the land to gain a better understanding of the site and its development potential.
03.
Proposal
If the opportunity is suitable for Mac & Burg, we can put forward a proposal based on the site, planning position and proposed development.
04.
Agree Terms
Where both parties wish to proceed, the terms of the proposed acquisition are agreed before progressing to the necessary legal stages.
05.
Legal Process
The sale then progresses through the appropriate legal process, with the relevant professional advisers involved on each side.
06.
Completion
Once the agreed legal requirements have been satisfied, the acquisition can proceed to completion in accordance with the terms agreed between the parties.

Experience in Property Development

Mac & Burg has a successful track record of developing and investing in property across the South East of England.

Our experience extends beyond acquiring land. We understand what comes next, from the development opportunity itself through to the construction of the finished properties.

Keeping around 90% of our build in house gives us close involvement in the physical delivery of our developments and a practical understanding of what it takes to turn a site into high-quality homes.

That combination of property and construction knowledge allows us to assess land as a developer that is interested in taking suitable opportunities forward.
