Property Development Joint Ventures and Partnerships

Mac & Burg works with landowners, property owners and investment partners to create property development opportunities across Hertfordshire, Bedfordshire and Buckinghamshire.

For landowners, having a site with development potential does not necessarily mean selling it outright is the only option. A joint venture can provide another route, bringing together the value or potential of the land with the property development and construction experience required to take a project forward.

We have established long-standing relationships that have led to successful joint venture partnerships and a range of developments across the South East. Our approach is based on open communication, transparency and creating an arrangement that works for everyone involved.

From assessing the initial opportunity through to planning and construction, we bring practical development knowledge and hands-on building experience to the partnership.

Who We Work With

Every property development joint venture starts with a different set of circumstances. We work with people who have land, property or capital and want to explore what could be achieved by working with an experienced development partner.

Landowners

If you own land with development potential but are unsure how to take it forward, a joint venture can provide an alternative to simply selling the site.

We can meet with you, review the land and discuss the potential routes available. Where there is a viable opportunity, we can put together a proposal based on the site and the objectives of both parties.

Property Owners

Development opportunities are not limited to conventional building plots. Existing properties, larger plots and other sites may also have potential that is worth exploring.

Our property development experience allows us to look at the wider opportunity and discuss how a partnership could help unlock value from the property or land.

Investors and Development Partners

We also work with investors and other partners interested in property development opportunities.

Our combination of construction and development experience means we understand both the commercial objectives behind a project and the practical work required to turn plans into completed properties.

How We Can Work Together

Mac & Burg has entered into joint venture agreements with private landowners, using our development expertise to help create proposals designed to maximise the potential of their assets. Depending on the opportunity, a partnership may involve:

- Land with existing development potential
- Sites with planning permission
- Land requiring further planning work
- Landowners looking for development expertise
- Owners who do not want to develop a site independently
- Partners looking to build out an existing opportunity
- Property development investment partnerships
- Joint venture residential developments

There is no single structure that suits every site or every partner. The appropriate route depends on the land, its planning position, the proposed development and what each party wants to achieve.

A Partnership Built on Transparency

Successful property development partnerships depend on both parties understanding what they are working towards and how the proposed arrangement will operate.

Mac & Burg values honesty, integrity and transparency in its relationships with landowners, investors and development partners. We believe in an open way of working, with the aim of adding value and improving the financial outcome for those involved.

Our hands-on construction experience is an important part of that approach. We understand the practical realities of taking a development from an opportunity on paper to a completed building project.

Around 90% of our build is kept in house, helping us maintain greater control over workmanship, timescales and the day-to-day running of construction.

All joint venture proposals are handled in strict confidence. This allows landowners and potential partners to discuss an opportunity with us before deciding how they would like to proceed.

Our Joint Venture Process

We keep the initial process straightforward, giving both parties an opportunity to understand the site, proposal and potential development before moving forward.

01.
Visit the Land
We begin by visiting the site and meeting face to face. This gives us an opportunity to understand the land, its current position and what the owner would like to achieve.
02.
Proposal
Following the initial review, we can put together a proposal outlining how Mac & Burg could work with you to take the opportunity forward.
03.
Agree Terms
If both parties want to proceed, the terms of the proposed joint venture are agreed before the project moves into its next stages.
04.
Planning
Where planning forms part of the project, the development progresses through the relevant planning stage before construction or another agreed route is pursued.
05.
Sell or Build
Depending on the agreed strategy and outcome of the planning process, the site can move towards a sale or be developed through construction.
06.
Development Outcome
Where the project is built out, the completed development is taken through the agreed final stages in line with the structure established between the parties.

Experience in Property Development Partnerships

Mac & Burg combines property development knowledge with practical construction experience, allowing us to understand a potential project from more than one perspective.

We have worked with private landowners through joint venture agreements and have developed long-standing relationships that have resulted in successful projects.

Our experience helps us assess opportunities with an understanding of what will ultimately need to be built, rather than looking at land purely from a planning or financial perspective.

For landowners and partners, that means working with a company that can contribute to both the development strategy and the physical delivery of the project.
